Background:
With many years of Private Rental Sector (PRS) experience, we have catalogued ‘normative behaviours’ and skill-sets considered essential for tenants to successfully rent within the Private Sector. We believe these behaviours and skill-sets should not just be assumed as this often sets tenants, landlords and funders up to fail.
Instead, a new co-created approach was needed, which identified and pooled readily accessible support, budgets and expertise, which was co-delivered by a wide range of partners via dispersed multi-disciplinary teams.
This co-created approach continues to aid tenant transition into mainstream private sector housing, whilst also supporting partners to deliver better outcomes for their tenant group(s).
Helping to Prevent Homelessness:
- We reached out to a District Council with a ‘buy-to-order’ letting proposal.
- We purchased a property which specifically met the needs of the District Council’s pinch-point tenant group(s), conducted appropriate HMO and fire safety compliance works, and Let the property through the District Council on a fixed term contract.
The amplifying effect of a Yellow Homes partnership with a forward thinking District Council has realised:
- A PRS led review to identify and overcome the complexities and barriers for tenants, landlords and funders
- A shift from traditional supported housing funding models, to include grant funding to support tenants during the ‘cost-of-living crisis’
- Different and on-going support to cohorts of prospective tenants
- An obvious appetite to replicate the newly co-created private sector landlord model
