Yellow Homes Guarantee Summary

Guaranteed Rent – A guaranteed rent lease agreement/management contract from 3 to 5 years.

Transparent repair/refurbish costs – We will assess your property and agree a fixed monthly rent which will be paid every month even if the property is vacant. We can agree on a start date and take on the property almost immediately, undertaking any works or refurbishment required. Costs of initial repairs and/or refurbishments will be part of our Landlord on-boarding negotiations, they will be fair and transparent.

Zero monthly bills for Landlords – Utility bills and council tax will be transferred to Yellow Homes from the agreed start date of the contract.

Ongoing maintenance – We will work to ensure we maintain and repair the property during the term of the contract offering you total piece of mind that you have partnered with a knowledgeable and caring expert HMO manager.

Here are some answers to common questions about our Yellow Homes Guarantee

We operate throughout Norfolk, Suffolk and Lincolnshire.

Normally we require properties with a minimum of 3 bedrooms, the more bedrooms the merrier!

If your property is in good lettable condition then we could be up and running in just a few weeks.

We will deposit the agreed rent into your account on the same date every month.

All tenant deposits must be held in a government-approved tenancy deposit scheme and we take care of this for you so you can rest assured that any damages are covered. Complete freedom from tenant management.

With us its simple. No fees. Ever. Just guaranteed rent. We are not a traditional high street lettings agent charging commission or fees.

All Yellow Homes HMOs are furnished to a high standard. Your property will ideally be furnished to a high standard however, if required, when you work with us we’ll update and upgrade your property. In some instances we will cover 100% of the costs, in others we will cover part of the costs. Alternatively, if you would like to invest in your property, we can project manage the upgrade on your behalf for free.

We conduct regular inspections and retain deposits from tenants within a government-approved tenancy deposit scheme so any damages will be covered.

We are always happy to take care of any small repairs and maintenance, to give you total peace of mind.

You can choose to renew with us or you may wish to sell your property – if you do please talk to us first! At the end of the contract you have the option to do whatever you choose.
