Background:
Building on previous successes with Local Authority/District Councils and VCS organisations, we reached out to a VCS organisation in a different geographical location, who worked with young people aged 16-25yrs and a District Council. Together we secured an off-market deal for a property which could fit the transitioning segment (ie from fully supported housing to a more ‘hands off’ support model) of the rental market for young people.
Helping to support transition to Independent living
- We reached out to the VCS organisation to check our assumptions and due diligence were correct
- We purchased the 3-storey block of 6 Studio/Apartments and ensured processes where in place which would mean local transitioning young people and their support workers were always aware when studio apartments became available, harnessing the power of digital /online platforms made this possible
- Viewing opportunities, move-in and regular property checks were adapted to ensure friendly, respectful and open conversations were built which were aided by an online property management portal for tenant and landlord messaging
The amplifying effect of a Yellow Homes partnership with a forward-thinking VCS has realised:
- A smoother and more sensitive transition from hostel based supported living to independent PRS living
- Success with an adapted support model for tenants which reduces only after conversations with tenant, landlord and support worker
- A repeatable model
- ‘Fit for purpose’ administrative processes which supports rent guarantees, zero deposits, guarantors, working with support workers to access LHA and upfront rental payments etc
